Delivery of rental property; a complete guide

When you move, it is important to correctly deliver your rental property to the landlord. This process is called delivery and is recorded in the rental agreement. But how exactly does it work to deliver the way the tenant wants?

First and foremost, schedule a pre-inspection with the landlord or his representative. During this preliminary inspection, any defects or damage to the home are identified and recorded in an inspection report. It is important to know that the tenant is responsible for repairs of damage that occurred during the rental period. This does not include normal wear and tear. Any repairs must be made before the final inspection. You do not have to worry about this because in most cases the tenant and landlord will make good agreements about how the tenant should hand over the property, so discuss this carefully together.

Delivery of the rental property

But who is responsible for repairs and repairs when the rental property is delivered? Since August 1, 2003, the landlord is responsible for normal maintenance and the tenant for repairs of damage caused by his actions. If the tenant does not carry out these activities properly, the landlord can recover the costs from the tenant. Therefore, make sure that the home is delivered exactly as the tenant wants, i.e. in its original state, and that it is actually carried out correctly so that any problems can be prevented.

Deliver the rental property

After the repair work, the final inspection follows. During this final inspection, it is checked whether the property is delivered in the same condition as at the start of the rental period, of course with the exception of normal wear and tear. If this is the case, the tenant can transfer the property to the new tenant or return it to the landlord. If this is not the case, the landlord has the right to recover the costs of the repair work from the tenant.

Pay close attention when delivering your rental property

Please note: some changes or additions to the home, such as installing curtain rails, require written permission from the landlord. Make sure you have this permission, otherwise the landlord may demand that you return the property in the same condition as at the start of the rental contract. If the home is not in good condition, this could cause problems when a rental home is delivered.
